Can You Buy Property Abroad Without Visiting? Yes, If Something Replaces the Viewing

The viewing is not the thing you are missing

Buyers worry about not seeing the property. It is the wrong worry, or at least an incomplete one.

A viewing tells you about light, noise, the state of the common areas and whether the neighbourhood feels like the photographs. Those things matter. They are also the things a competent person can assess for you and document.

What a viewing does not tell you is who owns the land, what is registered against it, or whether the developer can finish the building. Buyers who fly out for a weekend often come back reassured about the wrong set of questions.

What an inspection has to cover when you are not there

An inspection carried out on your behalf has to do more than confirm the property looks like the listing. It has to answer the questions you would have asked if you had been standing there, plus the ones you would not have thought to ask.

  • Confirmation that the unit inspected is the unit being sold. In new developments, unit numbering can change between the marketing plan and handover.
  • The condition of the building as a whole, not just the apartment. Common areas are the honest indicator of how a building is actually managed.
  • Noise, aspect, and what is on the adjacent plot. An empty plot next door is a future building.
  • Evidence of the service charge actually being spent. Lifts, lighting, pool plant and landscaping either show it or they do not.
  • Photographs and video timestamped and taken by the person acting for you, not supplied by the seller.

Power of attorney is where remote purchases go wrong

To complete without being present, somebody has to sign for you. That is normal and it is safe when the authority is drawn narrowly.

The failures we see come from breadth. A general power of attorney that allows an agent to transact on any property, accept any price, or borrow against the asset is a different instrument from one that permits a named person to complete one identified purchase at a stated maximum price.

Scope it to the transaction. Name the property. Cap the price. Set an expiry date. Have it drafted by a lawyer acting for you and nobody else, and have it explained to you in your own language before you sign.

The documents you cannot read

Sale contracts abroad are written in the local language and governed by local law. A courtesy translation supplied by the seller is a summary of what the seller wants you to understand.

Have the binding version reviewed by your own lawyer. Ask specifically about penalty clauses, handover date remedies, and what happens to your deposit if the developer misses a deadline. Those three clauses carry most of the risk in an off plan contract.

If a document is presented for immediate signature with a translation to follow, that is the moment to stop rather than the moment to hurry.

What a remote completion actually looks like

In practice it runs in the same order as any purchase, with two differences. Verification happens earlier, and somebody independent is physically present at each stage that requires presence.

Title and encumbrance checks at the registry. Inspection carried out and documented. Contract reviewed in the binding language. Funds moved through a regulated channel, into escrow where the market provides it. Registration confirmed at the registry afterwards, in your name.

Typical timelines run from four to twelve weeks from brief to completed transfer, depending on financing and documentation. Off plan follows the developer’s payment and handover schedule instead.

The question worth asking before you buy unseen

Not whether you can buy without visiting. You can, in every market we work in.

The question is who is standing in the room in your place, who pays them, and what they are contractually required to tell you. If the answer is that the seller’s agent is handling it, you are not buying remotely. You are buying blind.
