Most investors who call us are not short of opportunities. They are short of straight answers.
Too many markets, hundreds of projects, and every one marketed as the opportunity of the decade. The first task is not choosing a property. It is deciding what this investment is truly for.
We begin with your goal. Income, a base abroad, or diversification. Then we shortlist markets and properties against it, never against what someone needs to sell.
Most property advice abroad is paid for by the seller. Some intermediaries add 10 to 40% for helping foreign buyers. You already sense this. It is why you hesitate.
You pay us directly and we take nothing from developers or agents. Our only incentive is giving you advice you can act on.
Title history, liens, developer solvency, service charges, tax in two countries, currency swings. The expensive problems are the ones that never appear in the brochure.
We inspect in person and verify ownership at the land registry. Every cost and every risk is set out in writing before you commit a single pound.
You pay us. No developer, agent or seller does. That is what makes the third answer possible.
Title verified at the registry, costs modelled through to the net, risks named and carryable. You buy knowing exactly what you are buying.
The deal works, but only if something changes first. A price adjustment, a clause added, a document produced, or funds held in escrow until it is.
The title, the developer or the arithmetic does not survive scrutiny. We say so in writing, we show you why, and our fee is the same.
The fee is agreed before the work starts and does not change with the answer. Nothing in how we are paid moves the report towards a purchase.

Described as the three models generally work. Firms vary, and there are good people inside all three. The question worth asking any of them is simply who pays you, and what happens to your fee if I buy nothing.
